There are a number of Real Estate agents on Isla Mujeres, our recommendation to a buyer or a seller will always be REMAX. Colin at REMAX has sold two of our properties, and in a very professional manner. We have Isla Mujeres rental homes, and gradually we are selling properties to make way for new developments in Spain and Portugal.
Apart from REMAX there is Mundaca Real Estate, they are nice people but they concentrate their sales on those clients who have exclusive contracts with them, we have never had an exclusive arrangement with any real estate agent anywhere in the world, and wouldn't recommend it to anyone else. There is Everything Isla, they are a very professional real estate agent, but they are mainly Isla Mujeres rentals. As far as other real estate agents on the island, if it is not one of the aforementioned, we wouldn't recommend dealing with them.
There are real estate agents in Cancun and even the States that attempt to sell Isla Mujeres real estate, but they never really fully understand the market. Over the years, we have seen no sales from agents outside the island. We have been contacted numerous times by agents in other parts of the world who believe they can sell our properties. We always oblige and send them all the information and pictures but to no avail. Isla Mujeres property sales don’t work like that; they are bought by those who know the island, know how safe and secure it is, and often choose it for their future retirement home.
Isla Mujeres property sales commission is typically 6%, which is paid by the seller. This is fairly competitive when you compare it with some countries where they charge a commission to both the buyer and seller. In Italy, for example, where we have bought land, they can charge up to 5% to both the buyer and the seller. When we buy property in Italy, we refuse to pay buyer's commission, as the seller is already paying commission, so the agent can choose if they want to sell the property and earn 5% from the seller, mostly they do. We recently bought a plot of land for 800,000 euros, that is 40,000 commission, pretty good money for not doing a great deal, if we had paid the buyers commission it
